The 2026 housing market in Wylie is off to a steady start. While the "Wild West" bidding wars of years past have cooled, Wylie remains one of the most resilient markets in the DFW Metroplex. The Numbers: What’s Happening in Wylie?

As we hit late January 2026, the Wylie median sale price is holding strong at approximately $447,000. We are currently seeing a "Balanced Market," which is a huge win for buyers who need time to breathe.

  • Inventory is Up: We have roughly 9.2 months of supply, giving you more options in neighborhoods like Birmingham Farms and Bozman Farm Estates.

  • Negotiation Power: Homes are currently selling for about 97% of list price on average. This means sellers are being realistic, and there is room for me to get you a better deal at the closing table.

  • Days on Market: The average home is staying active for about 85 days, allowing you to actually visit a home twice before making a decision—a luxury we didn't have a few years ago!

Education Corner: Wylie ISD Rezoning & Growth

If you have kids (or kids on the way), the biggest news in town is the Wylie ISD 2025-26 Rezoning. With Kreymer Elementary now open and new secondary schools slated for Fall 2026 on Brown Street, the district is working hard to maintain those small-town "True Feeder Patterns" we all love.
